Buying A Home 

Getting Started
Prior to finding your home we would like to meet with you and discuss your needs desires and affordability. We will discuss various neighborhoods, explain the Buyer Agency relationship, and if you wish, assist you in getting mortgage pre-approval. This may be the right time to subscribe to the PCS program to start the search.


The Search
Finding the right home may be as quick as looking at a few of the best prospects, or it may take an extensive search, either way we will patiently be with you until the job is done.

Making The Right Offer…
With our extensive knowledge of market conditions, we will guide you to making an intelligent offer, with right terms & conditions to protect your interest. We will fully explain the offer and handle all negotiations until we have an agreement in place.

Now What….
Once the offer is accepted we will collect all the relevant documentation for the conditions set out in the contract and submit them for your review. At the same time we can forward documents to your mortgage company and assist you in finding a reputable professional Home Inspector. Once you are satisfied that all the conditions have been met we will remove the subjects, and offer our congratulations.

Is That It...
Not quite, we will ensure that all documents are forwarded to your Lawyer or Notary, and on Possession day we will personally deliver your home keys to you. At this time we would also like to make you part of our Preferred Client program, and make ourselves available for your future real estate needs or questions.

Hi Harry & Bernie,
Thank you again and again for all that you did to help make our dream come true. We love our new house, we love Gabriola Island and we even love the commute! Bet you don`t hear that one too often! In fact I am writing this note on the ferry. Good time to catch up on the things I keep putting off or forgetting to do. How about coming over for a Japanese dinner?
